Sylvan Park Real Estate: A Local's Guide to Buying and Building
October 22, 2026·Updated October 26, 2026
Sylvan Park is a West Nashville neighborhood about four miles from downtown, founded in 1887. It's known for its state-named streets, Murphy Road and McCabe Park. It has sidewalks, a greenway and local spots within walking distance, and that keeps demand steady for both original homes and new builds. I'll help you read the block, the lot and the zoning before you make a move.
Where it is and its boundaries
The Sylvan Park Neighborhood Association gives the boundaries as Charlotte Avenue to the north, Richland Creek to the west, and railroad tracks to the south and east.
It's between Charlotte Pike and West End Avenue, about 4 miles from downtown. The association puts the population at about 4,000.
Housing stock and price context
The Nashville Land Improvement Co. founded the neighborhood in 1887 as "New Town." The Sylvan Park Land Company was organized in 1906, and a streetcar line known as the Sylvan Park Dinky once ran through it.
Streets and pockets worth knowing
The state streets. Nevada, Wyoming, Dakota, Idaho and others are named for the states developers hoped to draw residents from.
Murphy Road. The main thoroughfare runs to McCabe Park.
Nebraska Avenue. James A. Bowling called the home he built here "Sylvan Park," and that's where the neighborhood's name comes from.
Near McCabe Park and Richland Creek. This is the western edge.
Teardowns, lots and new construction
Sylvan Park doesn't appear by name on Metro's list of historic or conservation overlays, so base zoning and lot dimensions do most of the work here. Whether a lot can take one larger home, two units, or a split depends on its zoning district, its size and frontage, and Metro's infill compatibility test. Also check whether a Contextual Overlay applies to the address. That overlay ties height and setbacks to the neighboring homes.
Check any address in Metro's Parcel Viewer for its current zoning and overlays. My guide to Nashville teardowns and lots covers how zoning, frontage and lot splits drive land value.
Schools
Metro Nashville Public Schools (MNPS) serves Sylvan Park. MNPS assigns zoned schools by address, and zones can change. Before you rely on a school assignment, look up the specific address in the official MNPS Zone Finder, linked from MNPS's Find My School page.
Lifestyle anchors
McCabe Park, with its community center and golf course.
The Richland Creek Greenway, a 3.8-mile paved loop connecting the neighborhood to McCabe and to shopping along White Bridge Pike and Harding Road.
Murphy Road and Charlotte Avenue for local restaurants and shops.
