Murfreesboro, TN Real Estate Guide
October 23, 2026
Murfreesboro is the county seat of Rutherford County and home to Middle Tennessee State University. It sits southeast of Nashville. It is one of the larger cities buyers compare when they want more inventory and a separate downtown from the Davidson County core. I work residential and luxury homes first across Middle Tennessee. Teardowns and lots stay secondary unless that is your search.
Where it is and its boundaries
Murfreesboro is an incorporated city and the county seat of Rutherford County, Tennessee.
Its 2020 Census population was 152,769 (U.S. Census figures as summarized on Wikipedia's Murfreesboro page).
Middle Tennessee State University (MTSU) is a major local anchor for jobs, rentals and long-term housing demand.
Housing stock and price context
Redfin reports a median sale price of $428K for Murfreesboro homes over the three months ending September 2026, with homes selling in about 65 days on average (checked October 23, 2026). That is a citywide figure across all home types. Price any specific street or subdivision from its own comparable sales.
My October 22, 2026 NRED notes had no Nashville Real Estate Data neighborhood-tracker pocket for "Murfreesboro," so this page does not invent a labeled MLS pocket median. Citywide Redfin context plus street-level comps are the honest path.
A site-reported Murfreesboro closing (not on my Compass six)
My homepage Recently Sold section (checked October 23, 2026) lists 8136 Bradyville Pike, Murfreesboro, TN 37127 at $392,040, closed August 2025, shown as 0 bedrooms / 0 bathrooms. The card reads like land or a non-standard living-unit sale. That address is not among the six past sales on my Compass profile reviewed October 22, 2026 (Ramblewood/Lewisburg, Timberhill/37211, E Village Ln/37216, Nashua/37209, Valley Ridge/37211, Holdens Hollow/Columbia). I label it site-reported only. I don't treat it as a Compass-profile past sale.
Streets and pockets worth knowing
Downtown Murfreesboro / the Square: historic civic and commercial core many buyers use as a first landmark.
Residential neighborhoods across the city range from in-town streets to large newer subdivisions. Confirm HOA rules, amenities and what is included before you offer.
I won't invent a ranked list of "best" neighborhoods. Tell me your budget and must-haves and I'll narrow the map with live listings.
Teardowns, lots and new construction
Murfreesboro uses its own city planning and zoning process, not Metro Nashville's code. Confirm lot size, setbacks and what you can build before you assume a teardown or addition pencils. The Bradyville Pike site-reported card above is a reminder that land and non-standard product show up in this market. Treat each parcel on its own comps. For general lot-value context, read my guide to Nashville teardowns and lots. For city rules, start with the City of Murfreesboro planning resources on murfreesborotn.gov (city site may require a normal browser if a bot fetch is blocked).
Schools
Rutherford County Schools serves much of the Murfreesboro area. Schools are assigned by address, so use the district's official resources at rcs.k12.tn.us for any specific property. Don't rely on a listing's marketing school name without checking the district.
Lifestyle anchors
Downtown Murfreesboro and the Square.
Middle Tennessee State University (MTSU).
Rutherford County as a separate county market from Davidson, often compared with Wilson County cities such as Mt. Juliet and Lebanon.
Is it right for you?
Great fit if:
You want a Rutherford County city home with a full downtown and university-town energy.
You are comparing Murfreesboro with Mt. Juliet, Lebanon or Nashville-area suburbs on price and inventory.
Residential living (including higher price bands) is the goal.
Maybe not if:
You want an urban Nashville neighborhood inside Davidson County.
You need a Metro Nashville school zone.
