Crieve Hall Real Estate: Ranches, Big Lots and What They're Worth

October 22, 2026·Updated October 26, 2026

Crieve Hall is an established South Nashville neighborhood of one-story ranch homes on large lots, built mostly in the 1950s and 1960s on the former Crieve Hall estate. It's about nine miles south of downtown and two miles north of Brentwood. Buyers come for the lots and the trees, and so do builders. I've closed here, and I can walk you through what a Crieve Hall house is worth as a home and what it's worth as a lot.

Where it is and its boundaries

  • South Nashville, east of Franklin Pike, about nine miles south of downtown and two miles north of Brentwood, per the Crieve Hall Neighborhood Association.

  • Commonly described boundaries are Harding Place to the north, I-65 to the east, the Brentwood/Williamson County line to the south, and Franklin Pike to the west. They aren't official. Metro Planning treats neighborhood boundaries as advisory.

  • Crieve Hall falls in ZIP codes 37220 and 37211. 37211 is a large ZIP that extends well beyond the neighborhood, so treat ZIP-level data as rough context.

Housing stock and price context

  • The land was part of John Overton's estate (Overton built Travellers Rest in 1799). Herbert Farrell renamed the house Crieve Hall after a family home in Northern Ireland. After Farrell died in 1947, the land was sold to developers, and the mansion was razed for the subdivision by the early 1950s.

  • The neighborhood association describes one-story ranch homes on large lots, with original 1950s-era homes, many of them renovated.

Streets and pockets worth knowing

  • Stillwood Drive. The Crieve Hall mansion sat on Stillwood between Barrywood and Crieve Road.

  • Farrell Parkway. It's named for the Farrell family.

  • Timberhill Drive. I closed a 1963 home here in 2025. Details are below.

Teardowns, lots and new construction

Infill builders look for large lots on established streets. Before you plan a split, know Metro's infill rule (Subdivision Regulations, Section 3-5.2). In Neighborhood Maintenance policy areas, Metro compares each new lot with the surrounding parcels, meaning up to five lots on each side along the same block face. Each new lot's frontage must be at least 70% of their average frontage or at least equal to the surrounding lot with the least frontage, whichever is greater. Its lot size must be at least 70% of their average lot size or at least equal to the smallest surrounding lot, whichever is greater. A split that fails these tests can still go to the Planning Commission, which may approve it after a public hearing but doesn't have to. On streets where every lot is big, that's a high bar. Crieve Hall doesn't appear on Metro's list of historic or conservation overlays, but check the specific address anyway.

My listing at 557 Veritas St is nearby, also in 37211. It's a 0.51-acre, OR20-zoned three-lot assemblage, and it shows how much zoning changes what land is worth. The details are in my teardowns guide.

Check any address in Metro's Parcel Viewer for its current zoning and overlays. My guide to Nashville teardowns and lots covers how zoning, frontage and lot splits drive land value.

Schools

Metro Nashville Public Schools (MNPS) serves Crieve Hall. MNPS assigns zoned schools by address, and zones can change. Before you rely on a school assignment, look up the specific address in the official MNPS Zone Finder, linked from MNPS's Find My School page. Because the southern edge borders Williamson County, double-check which county a property is in before you assume its school district.

Lifestyle anchors

  • Quick access to I-65 along the east side, and to Franklin Pike on the west.

  • Travellers Rest, the historic Overton home, is tied to the neighborhood's history.

  • About nine miles to downtown.

Is it right for you?

Great fit if: - You want a one-story ranch on a large, mature lot. - You want a short drive to both downtown and Brentwood. - You're a builder looking at established streets with big lots, and you understand the infill rules.

Maybe not if: - You want to walk to restaurants and shops. - You need a lot that can easily be split into two.
