Brentwood, TN Real Estate: One-Acre Lots, Zoning and What Sells

October 22, 2026

Brentwood is a Williamson County city just south of Nashville, incorporated in 1969. Much of its residential land is zoned for one-acre lots, and that zoning shapes what you can buy, build or split here more than anything else. I'll walk you through it before you write an offer or list a home.

Where it is and its boundaries

  • Brentwood is an incorporated city in Williamson County, directly south of Nashville. It was incorporated on April 15, 1969.

  • Its 2020 Census population was 45,373.

Housing stock and price context

  • The R-2 Suburban Residential district permits detached single-family homes and requires a minimum one-acre lot, with the stated intent of low-density, traditional suburban neighborhoods.

Streets and pockets worth knowing

  • Maryland Farms. This is the city's business and office area.

Teardowns, lots and new construction

Brentwood uses its own zoning ordinance. In the R-2 Suburban Residential district, the code sets: - a minimum lot area of one acre - a minimum lot width of 125 feet at the building line - a 75-foot front setback and a 30-foot rear setback - maximum building coverage of 25%

Those standards make lot splits much harder than in Nashville's urban neighborhoods. They also shape what a new home on a teardown lot can be. Confirm any parcel's zoning with Brentwood's Planning and Codes department. For general context, see my guide to Nashville teardowns and lots.

Schools

Williamson County Schools serves Brentwood. Schools are assigned by address, so use WCS's official Bus Routes and School Zones page and lookup for any specific property.

Lifestyle anchors

  • Parks. The city says it operates 14 parks and greenways totaling 1,027 acres.

  • Maryland Farms for offices, plus nearby dining and shopping.

Is it right for you?

Great fit if: - You want a larger lot in a low-density suburban setting. - You want to be in Williamson County, close to Nashville.

Maybe not if: - You want a walkable, mixed-use neighborhood. - You're hoping to split a lot. One-acre minimums make that difficult.
